Basis of agency: fully managed service on a sole agency basis

Letting Commission: £500 Property Letting fee - 50% payable at start, balance out of rent, in addition we charge a check-in / check-out / inventory charge of £300 . 

Letting & Check in service including : marketing the property on Zoopla & Rightmove, letting board, conducting viewings,  drawing lease documents, collecting deposit and setting up deposit protection scheme, preparing a video and photographic inventory, collecting meter readings and informing council & utilities of new tenants.

Management Commission: 12% of the rent due for the whole term of the tenancy  with minimum fee of £50.

Other payments required from tenants: see attached AST fees.pdf e.g. key replacement, tenancy modification Additional services to be provided by Agent  - the Agent reserves the right to charge administration fee of £20 or 20% (whichever is greater) for ongoing repairs / bills / emergency call out

Energy Performance Certificate (EPC)

Gas Safety Certificate & boiler service

Required every year where gas appliances installed to be conducted by a qualified gas safe registered engineer. Price includes boiler and one additional appliance. Any further appliances charged at £20 each.

Electrical safety certificate

From 1 July 2020 these checks are required every 5 years. To be conducted by a qualified electrical engineer

Portable Appliance testing (PAT)

Landlords are required to ensure that all electrical appliances are safe for tenants to use. The law stops short on insisting upon PAT testing, however, it is recommended and may be mandatory where property licenses are required. Price is per property unit.

Smoke Alarm Supply & Fit

Legal requirement to have a working smoke alarm. Price quoted is a battery operated alarm. Where possible it is recommended to have linked alarms that are connected to mains power supply and have battery back up - price available on application.


Carbon Monoxide Alarm Supply & Fit

Legal requirement to have a working carbon monoxide alarm in any room  used as living accommodation where solid fuel is used. Whilst gas and oil boilers do not fall within this category, it is still best practice to install alarms. Price quoted is a battery operated alarm.
